Seals: the cheapest fix with the biggest effect

The bottom seal and perimeter weatherstripping keep out mountain rain, cold air, and every mouse in the neighborhood. When they crack and flatten, the garage stops being part of the house's envelope.

What wears out, and how to tell

Close the door on a bright day and look for light: a line under the bottom is a flattened bottom seal; light at the sides or top is failed weatherstripping. Rubber that cracks when you flex it, or crumbles at the corners, is done. In the mountains there's a second test — water. If rain blows under the door or the slab edge is damp, the seal has stopped sealing.

Why it matters here

Western North Carolina gets 45 to 90-plus inches of rain a year depending on which valley you're in, plus real freezes. A failed bottom seal lets water reach the door's bottom section (where rot and rust start), invites mice and stink bugs in for the winter, and pours cold air against any pipes in the garage wall. It's also the seal that keeps a heated garage's warmth in.

What's involved

Out with the old retainer-held seal, in with a new bulb or U-shaped bottom seal matched to your door's retainer, and fresh PVC or rubber weatherstripping around the jamb, nailed and fitted so the door closes against it without binding. On uneven slabs — common in older mountain homes — we check the seal's contact across the full width, not just the middle.

Questions, answered straight

Can I do this myself?

Jamb weatherstripping, yes — it's homeowner-friendly. The bottom seal depends on your door's retainer style; some slide in, some need the retainer replaced, and the door must come off its seal retainer bolts safely. If yours fights you, it's a quick professional job.

Mice are getting in under the door. Is that the seal?

Very often, yes — a mouse needs a gap the width of a pencil. A fresh bottom seal fitted across the full width closes the usual route. (If they can also get in at the corners, we fit the seal and corner coverage accordingly.)

How long do seals last?

Rubber seals typically give 5–10 years depending on sun exposure and how often the door cycles; south- and west-facing doors age fastest. Flex yours: if it cracks instead of bending, its years are up.
